Shenandoah Valley and Piedmont
Communities along the I-81 and US 29 corridors, from Frederick and Rockingham counties down through Albemarle and Nelson, tend to be well run, tightly occupied and karst sensitive.
What we study first: Karst geology, spring or well sources under Virginia Department of Health oversight, and reassessment cycles that outpace lot rent are what we study first.
- How the jurisdiction changes the deal
- Charlottesville is an independent city ringed by Albemarle County, with Greene, Fluvanna and Louisa beyond it.
- Water, sewer and wastewater
- Service authority water and sewer in the urban ring, private wells and drainfields further out. Karst terrain in parts of the Piedmont and Valley makes wellhead protection and sinkhole history worth checking before anything else.
- Zoning standing and permitting
- Albemarle's growth area boundary determines whether expansion is even a conversation. Outside it, adding pads is generally not a realistic plan and we do not price as though it were.
- Vacant pads and expansion acreage
- Infill on existing served pads is usually the only expansion available here, which puts the emphasis on rent position and operating cost instead.
- Park-owned homes and deferred work
- Communities in this market are often better maintained than average, and the value question turns on rent relative to a very expensive local housing market.
- The local risk we price first
- Rising assessments raise the tax line every cycle. Owners who have held lot rent flat for years frequently find that their net income has fallen even while the property value has risen.
